Drainage Condition Survey in Stoke-on-Trent
Commercial drainage condition survey carried out at a cricket club in Stoke-on-Trent following concerns that defects within the drainage network may have been contributing to issues with damp inside the building.
Our survey identified a collapsed section of drainage pipework, along with displaced joints, cracking, fracturing and poor manhole benching. We then carried out priority remedial works, including excavation and replacement of the collapsed drain and structural patch lining to repair significant defects.

Overview
We were instructed to carry out a drainage condition survey at a cricket club in Stoke-on-Trent after the client reported ongoing issues with damp within the building.
The concern was that defects within the drainage network could be contributing to the problem, either through poor flow, leakage, water escaping from defective pipework, or reduced performance of the surrounding drainage system.
A CCTV drainage survey was undertaken to inspect the condition of the drainage infrastructure and identify any defects that may have been affecting the performance of the system. Following the survey, we provided a clear schedule of priority repairs and were then instructed to complete the remedial works.
What we did
We carried out a CCTV drainage survey using specialist survey equipment to assess the condition of the drainage network serving the cricket club.
The inspection identified a collapsed section of drainage pipework located close to the area where damp issues had been reported within the building. This was considered a priority defect due to the potential for water escape, ground disturbance, poor drainage performance and further deterioration if left unresolved.
Further defects were identified throughout the drainage network, including:
Multiple displaced joints
Cracking within the pipework
Fracturing of the drainage lines
Openings within the drainage system
Reduced structural integrity of the affected pipework
Increased risk of future ground movement
Increased risk of further deterioration or collapse
Settled deposits within associated manholes
Little or no formed benching within chamber bases
The inspection of the associated manholes found accumulations of settled deposits within the chamber bases. This was linked to poor or missing benching, which can allow debris and sediment to collect rather than flow efficiently through the drainage system. Poor chamber benching can reduce hydraulic performance, increase maintenance requirements and contribute to recurring drainage issues over time.
Based on the findings, we recommended urgent remedial works to restore the structural integrity and performance of the drainage network. The priority works included:
Excavation and replacement of the collapsed drain section
Structural patch lining at significant displaced, cracked and fractured sections
Repairs to defective pipework where required
Consideration of reforming manhole benching to improve flow
Measures to reduce sediment build-up and improve long-term drainage performance
The outcome
The survey provided the cricket club with a clear understanding of the condition of the drainage network and how defects may have been contributing to damp-related concerns within the building.
The collapsed section of pipework was identified as the most significant issue and was prioritised for repair. We subsequently carried out the required remedial works, including excavation and replacement of the collapsed drain and structural patch lining to address major defects elsewhere in the system.
By completing these repairs, the drainage network was restored to a more reliable condition, reducing the risk of further water escape, poor flow, ground movement and future structural failure.
This project is a strong example of how a drainage condition survey can help commercial and sports club clients move from investigation to resolution. Rather than relying on assumptions, the CCTV survey identified the defects, allowed repairs to be prioritised, and gave the client a practical route to improving the condition and performance of the drainage system.
