Homebuyer Drainage Survey for a New Build Property in Bolton

Overview

We were instructed to carry out a homebuyer drainage survey at a new build residential property in Bolton, Greater Manchester.

Many buyers assume that newer properties are lower risk from a drainage perspective. While newer drainage systems may not have the same age-related deterioration as older properties, they can still have issues caused by poor installation, incorrect falls, construction debris, incomplete commissioning or accidental obstructions left within the pipework.

The purpose of this survey was to assess the layout, condition and operational performance of the drainage system serving the property before the buyer completed the purchase.

The investigation confirmed that the property was served by separate foul water and surface water drainage networks.

What we did

The foul drainage system was found to be operational, but settled foul deposits were identified within the upper soil vent pipe drainage run. This indicated that solid waste was remaining within the pipework while wastewater continued to pass through the line.

This type of finding is important because it can suggest an issue with the gradient or fall of the pipework. If a pipe has been laid at an excessive gradient, wastewater can travel faster than the solid waste it is supposed to carry, leaving solids behind in the drainage run. Over time, this can increase the risk of blockages.

The surface water drainage network was also inspected and found to contain a significant accumulation of debris. This was restricting the available bore capacity of the pipework and reducing the system’s ability to manage rainfall effectively.

A dipped section was also identified leading towards a neighbouring property manhole. This was causing standing water, ponding and pooling within the pipe, which may indicate incorrect fall or localised settlement.

Outcome

The homebuyer drainage survey gave the buyer a clear understanding of the drainage system before completing the purchase.

Although the property was a new build, the CCTV survey identified several issues that required further attention. This included a suspected obstruction within the foul drainage line, settled foul deposits that may indicate a gradient issue, and surface water debris reducing the system’s ability to manage rainfall.

We recommended high-pressure water jetting to remove accumulated material from the foul drainage run, followed by a further CCTV inspection. The gradient of the affected pipework should then be checked to determine whether adjustment or replacement is required.

The suspected drain rod should be carefully retrieved by a drainage contractor before the line is cleaned and fully resurveyed.

For the surface water network, high-pressure water jetting was recommended to restore the pipework to full capacity. Following cleaning, the dipped section should be reassessed. If water continues to remain in the pipe, excavation and replacement of the affected section to the correct gradient should be considered.

This project is a strong example of why homebuyer drainage surveys are valuable even for newer properties. A new build can still have hidden drainage issues, particularly where pipework has been installed incorrectly, construction debris has entered the system, or falls are not performing as they should.

By identifying these issues before purchase, the buyer was able to make an informed decision and understand what further investigation or remedial work may be required.
