Overview

We were instructed by a potential buyer to undertake a drainage survey on a seven-bedroom farmhouse in Knutsford, Cheshire, to assess the condition of the drainage system prior to purchase.

The aim was to identify any hidden issues and provide a clear report to support the buyer’s decision.

What we did

We carried out a full CCTV drain survey of the property’s drainage system, inspecting all accessible pipework using our CCTV equipment.

  • Assessment of pipe condition and identification of any defects

  • HD photos and videos to support our assessment

  • Annotated map of the site, overlaid with the drainage network

  • Key findings and our recommendations

What we found

  1. Our survey revealed that the neighbouring property was connected to the same drainage system, with both waste and surface water discharging into the septic tank and pond located on our client’s land.

  2. Identified a broken section of pipe at a junction that may cause future issues should the section collapse.

  3. Identified heavy silt build up in a surface water line that would cause the line to back up in heavy rainfall.

Outcome

Using our report, the client was able to engage with their solicitor to mitigate any potential risks to the purchase and to negotiate on price for the two key remedial actions required to restore the drainage network to full working order.
