Overview

We were instructed to carry out a homebuyer drainage survey at a residential property in Stockport, Greater Manchester, to provide the buyer with a clear assessment of the existing drainage system.

The property is served by a combined drainage network, meaning foul water and surface water discharge through the same system. For homebuyers, understanding the condition of this network before completion is important, as hidden drainage issues can result in costly repairs once the property has been purchased.

Our role was to inspect the accessible drainage system, identify any defects, assess the condition of the pipework and provide practical recommendations for any remedial works required.

The inspection was carried out using a push-rod CCTV drainage camera, with access gained through the available on-site manholes.

What we did

We carried out a CCTV inspection of the drainage system serving the property, focusing on the accessible pipework connected to the on-site manholes.

The survey identified that the drainage system was showing notable signs of deterioration. Several defects were recorded across the network, including:

  • Two broken sections of pipework

  • Multiple displaced joints throughout the system

  • Significant root ingress within one of the manholes

  • Root ingress in a drainage line extending off the property boundary

  • A downpipe connected directly into a manhole lid

  • Increased risk of debris entering the drainage system and causing blockages

The downpipe connection was a particularly important finding. As roof water and debris were discharging directly through the manhole lid, there was an increased risk of material entering the drainage system and contributing to future blockages.

Outcome

The homebuyer drainage survey gave the buyer a clear understanding of the condition of the existing combined drainage system before committing fully to the property.

The inspection identified several issues that would not have been visible during a standard viewing or above-ground property inspection, including broken pipework, displaced joints, root ingress and a poor downpipe connection.

The recommended remedial works provided the buyer with practical next steps to restore the drainage system and reduce the risk of future failures or blockages.

This project is a strong example of why a homebuyer CCTV drainage survey can be valuable before purchasing a property. Even where a home appears in good condition above ground, the drainage system below ground may be deteriorating and could require significant repair.
