Overview

We were appointed to carry out a build over drainage survey at a residential property in a suburb of Warrington ahead of planned construction works.

The property owners were preparing for a major construction project and the appointed construction company needed a clear understanding of the existing drainage network before starting on site. The purpose of the survey was to map the existing foul water and surface water drainage systems, identify suitable connection points, and assess the condition of the existing pipework before any new structures were built over or near drainage assets.

This type of survey is a key step before construction begins, particularly where extensions, new buildings or major landscaping works may affect existing drainage runs.

What we did

Our team attended site and carried out a full drainage investigation of the existing foul and surface water network. We produced a detailed drainage survey report, which included:

  • A mapped drainage plan of the existing network

  • A condition assessment of the surveyed pipework

  • Supporting CCTV drainage survey footage

  • Site imagery and defect evidence

  • Clear observations and practical recommendations for the construction team

The survey successfully mapped the drainage layout across the property, giving the construction company the information they needed to understand where they could connect into the existing system and which sections of pipework were suitable for future use. During the condition assessment, we identified a number of drainage defects, including:

  • Areas of settled deposits

  • Broken pipe sections

  • Multiple displaced joints

  • Root entry points

  • Sections of pipework holding water

  • Drainage lines requiring remedial works before construction progressed

Some of the defects were significant. In certain areas, the extent of the issues meant that replacing whole sections of pipework was likely to be more cost-effective than carrying out multiple individual repairs. Without the drainage survey, the construction company would not have known which sections of the existing network were usable, where suitable connection points were located, or which drainage runs could cause problems after the build was completed.

Outcome

The build over drainage survey gave the construction company a clear understanding of the existing foul and surface water drainage network before construction began.

By identifying the layout, condition and defects within the system, we helped the project team make informed decisions at an early stage. This allowed them to plan drainage connections properly, avoid relying on defective pipework, and reduce the risk of costly drainage problems once the construction works were complete.

Given the urgency of the project, we provided a same-day turnaround on the drainage survey report following the site visit. This helped the client keep the project moving and avoid delays to the construction programme. Same-day reporting is available on selected projects where required, subject to project scope and priority reporting requirements.

This was a great project to be involved in and a strong example of how early drainage investigation can save time, money and disruption on residential construction projects.
