Overview
Clearflow Surveys was instructed to carry out a comprehensive drainage condition survey at Edmundson Electrical's headquarters in Knutsford, Cheshire.
The client had been experiencing recurring drainage issues, including wastewater backing up within the drainage system. In addition to resolving the immediate concerns, they wanted to gain a complete understanding of the condition of their drainage infrastructure to identify any remedial works required in the short term and develop a proactive maintenance strategy for the future.
What we did
Our surveyors attended site and carried out a full CCTV inspection of the foul and surface water drainage systems across the site.
The survey was designed to assess the condition of the drainage network, identify the cause of the reported drainage issues and provide the client with a clear understanding of any defects affecting the performance of the system.
Following completion of the inspection, we produced a detailed drainage condition report outlining our findings and recommendations, allowing the client to prioritise both immediate and longer-term maintenance requirements.
What we found
During the survey, several defects and operational issues were identified across the drainage network.
The most significant findings included:
A blockage within the United Utilities public sewer network causing wastewater to surcharge within the private drainage system
Wastewater backing up and overflowing via a kitchen gully adjacent to the office building
Multiple areas of silt accumulation within the surface water drainage network serving the car park
Several displaced pipe joints and structural defects across the drainage system
Our investigation confirmed that the primary cause of the reported backing-up issue originated within the public sewer network rather than the private drainage system. However, additional maintenance and structural defects were also identified which required attention to prevent future operational issues and further deterioration.
The outcome
Following completion of the survey, Clearflow Surveys worked with the client to develop a practical remedial strategy to address both the immediate drainage concerns and the longer-term condition of the network.
Key recommendations included:
Immediate notification to United Utilities to investigate and clear the public sewer blockage responsible for the surcharge conditions
Development of a fats, oils and grease (FOG) management plan to review kitchen practices and reduce the risk of future drainage issues
Targeted cleansing of the surface water drainage network to remove silt deposits and restore hydraulic capacity
Targeted excavations and CIPP structural patch lining repairs at displaced joints and defective pipework locations
The survey provided Edmundson Electrical with a clear understanding of the condition of their drainage assets, allowing informed decisions to be made regarding maintenance priorities, future investment and long-term drainage management across the site.
