Overview
We were instructed to carry out a homebuyer drain survey in Warrington to help the buyer understand the condition of the property’s drainage system before progressing with the purchase.
The inspection covered the accessible foul and surface water drainage networks, with the aim of identifying any defects that could lead to future maintenance issues, blockages or deterioration.
Homebuyer drainage surveys can uncover problems that are not visible during a normal property viewing or standard building survey. Even where the drainage system remains operational, defects within gullies, manholes or below-ground pipework can create avoidable problems if they are not identified early.
What we did
We carried out a CCTV drainage survey using specialist inspection equipment across the accessible drainage system serving the property.

The inspection identified defects at both the front and rear of the property, together with structural issues within the below-ground drainage pipework.
Outcome
At the front elevation, the existing drainage gully was found to be broken and defective. Its condition could allow surrounding material and debris to enter the drainage system, increasing the likelihood of blockage and further deterioration. We recommended excavating and removing the existing gully and replacing it with a suitable trapped drainage gully connected correctly into the existing system.
At the rear elevation, the manhole serving the surface water drainage system had been incorrectly installed. The chamber did not contain suitable formed benching and instead had an unsuitable base arrangement. Correct benching is important because it directs water efficiently through the chamber and helps reduce areas where silt, debris and standing water can collect. We recommended removing and replacing the chamber with a suitable drainage manhole incorporating correctly formed channels and benching.
The CCTV inspection also identified two displaced joints within the drainage upstream of one of the manholes. These displacements create irregularities within the internal bore of the pipework, which can encourage debris accumulation, increase blockage risk and worsen over time. We recommended structural lining repairs across the affected joints, subject to suitable cleaning and preparation of the pipework.
Overall, the defects identified during the homebuyer survey were considered repairable. By identifying them before purchase, the buyer gained a clear understanding of the condition of the drainage system and the works likely to be required to reduce the risk of future drainage problems.
