Pre & Post construction survey in Northwich
Supporting the DIY SOS team at The Joshua Tree in Northwich with pre and post construction drainage surveys, drainage mapping and final project sign-off.
Location: Northwich, Cheshire
Service: Pre and Post construction drain survey
Overview
Clearflow Surveys was proud to support The Joshua Tree, a children's cancer charity based in Northwich, as part of the DIY SOS construction project.
Our team was instructed to carry out both pre and post construction drainage surveys to assist with the planning, construction and final sign-off of the development works. By understanding the condition and layout of the existing drainage infrastructure before work commenced, the project team could proceed with confidence while ensuring the drainage network remained suitable for the completed development.
What we did
Prior to construction commencing, we carried out a comprehensive CCTV drainage survey of the existing foul and surface water drainage systems.
The pre-construction survey provided a clear understanding of the existing drainage network and helped satisfy planning requirements associated with the proposed development. The survey included CCTV inspections, drainage mapping and the production of detailed reports to support the project team.
Following completion of the construction works, we returned to site to undertake a post-construction drainage survey. This allowed the drainage infrastructure to be assessed against the completed works and provided the information required to support final project sign-off.
What we found
During the post-construction survey, we identified several issues affecting the drainage network that required attention before final approval could be obtained.
The most significant findings included:
Construction rubble and debris within the pipe inverts at several locations
Localised blockages caused by the accumulated debris
A dipped section of foul drainage with insufficient fall
Solids retention within the affected pipework increasing the risk of future blockages
The debris identified within the drainage network had entered the system during construction activities and was restricting flow in several sections of pipework. In addition, a section of foul drainage had been installed with inadequate gradient, creating a low point where solids and wastewater could accumulate.
The outcome
Working closely with the project team, we carried out high-pressure water jetting (HPWJ) to remove construction debris and restore full flow throughout the affected drainage lines.
To address the issue with the foul drainage gradient, a targeted excavation was undertaken at the affected location. The pipework was adjusted to restore the correct fall and eliminate the low point responsible for retaining solids and causing repeat blockage risks.
Following completion of the remedial works, Clearflow Surveys carried out a further CCTV inspection to verify the effectiveness of the repairs. The drainage network was confirmed to be operating correctly, and the drainage records and as-built drawings were updated to reflect the completed installation.
The final survey information was provided to support project sign-off, helping ensure the drainage infrastructure met the required standards following completion of the development.
