Overview
We were instructed by a homeowner in Congleton, Cheshire, via a local architect that we regularly work alongside, to investigate an existing shared septic tank system serving a Grade II listed property.
The client was keen to move away from the shared arrangement and establish their own private wastewater treatment system. With increasing scrutiny around private drainage systems during property transactions and General Binding Rules and modern wastewater treatment requirements, the homeowner wanted to avoid potential complications when selling the property in the future.
What we did
Our brief was to assess the existing drainage arrangements, identify the most suitable long-term solution, and guide the client through the next stages of the project.
Our first step was to carry out a detailed site inspection to understand the existing septic tank system, drainage layout and available discharge options.
Recommended Wastewater Treatment Options
Following our investigation, we developed two potential solutions for the client.
1. New Water Treatment Plant with Watercourse Discharge
The first option involved the installation of a new packaged water treatment plant, together with approximately 40 metres of new drainage pipework connecting the system to a suitable discharge point within a nearby watercourse.
While technically feasible, this solution required the new pipework to cross neighbouring land, introducing potential complications around easements, permissions and future maintenance responsibilities.
2. Water Treatment Plant with Drainage Field
The second option involved installing a new water treatment plant within the property's front garden, with treated effluent discharging into a newly constructed drainage field located within the homeowner's own land ownership.
This solution removed the need for third-party permissions and provided the client with complete control over the drainage infrastructure moving forward.
Selecting the Preferred Solution
After reviewing both options, the client chose to proceed with the second solution. By keeping the entire drainage system within the property boundary, the homeowner could avoid any future issues relating to neighbouring land ownership whilst creating a fully independent wastewater treatment system.
As the property is Grade II listed, careful consideration was also given to the location of the proposed water treatment plant and drainage infrastructure. The design needed to minimise any impact on the setting and character of the property whilst delivering a compliant, practical and future-proof drainage solution.
Before progressing to the design stage, it was essential to confirm that the ground conditions were suitable for a drainage field.
Percolation Testing & Drainage Field Design
To determine the suitability of the proposed location, we carried out a percolation test in accordance with the requirements for drainage field design. The testing process allowed us to establish the infiltration rate of the soil and assess how effectively treated effluent could disperse into the surrounding ground.
Using the test results, together with factors such as the property's occupancy levels and anticipated wastewater flows, we were able to calculate the required drainage field size and identify the most suitable layout for the installation.
The results confirmed that the site conditions were suitable for a drainage field, allowing the project to progress to the design and installation stage.
Supporting the Client Through to Installation
Following completion of the site investigation, drainage assessment and percolation testing, the homeowner was able to proceed with confidence knowing a compliant long-term wastewater solution had been identified.
The preferred design removed reliance on neighbouring landowners, simplified future maintenance responsibilities and provided a fully independent wastewater treatment solution that meets current regulatory requirements.
The project is now progressing through installation with Clearflow Surveys providing ongoing support through design, construction and commissioning.
