We were instructed to carry out a septic tank survey in Congleton for a homebuyer who wanted a clearer understanding of the private drainage system before progressing with the purchase.

Properties served by septic tanks or off-mains drainage systems require careful inspection during the homebuying process. Unlike mains drainage, the homeowner is usually responsible for the condition, maintenance and performance of the drainage system, including the incoming pipework, septic tank, outfall and any associated drainage field.

The purpose of this survey was to assess the condition and apparent operation of the private foul drainage system serving the property, identify defects, and review whether the discharge arrangement could be confirmed.

The survey was completed using a combination of CCTV drainage inspection and visual assessment.

The Outcome

The septic tank survey identified several significant concerns that the buyer needed to be aware of before progressing with the purchase.

  • The foul pipework leading into the septic tank contained displaced joints and showed evidence of movement. These defects may interrupt the flow of wastewater, retain solids and increase the likelihood of recurring blockages.

  • The outfall pipework was found to be completely obstructed by a substantial root mass, resulting in 100% cross-sectional loss. The CCTV camera could not pass beyond this obstruction, meaning the downstream pipework and stated drainage field could not be inspected or confirmed.

  • Open joints and significant pipe displacements were also identified along the outfall. These defects provide potential pathways for untreated effluent to escape before reaching the intended discharge area, creating a risk of ground contamination, erosion and further root ingress.

  • The vendor stated that the septic tank discharges to a drainage field. However, its existence, location, construction and condition could not be verified during the survey. As a result, compliance with the Environment Agency General Binding Rules could not currently be confirmed.

Current requirements expect septic tank effluent to discharge through a properly designed drainage field, with the system maintained in good working order and repaired where pipework is blocked, leaking or defective. Based on the evidence available, the system should be considered defective and its compliance unverified.

We recommended that the root mass be removed and the outfall thoroughly cleansed. A further CCTV survey and tracing investigation should then be carried out to establish the full discharge route and confirm whether a compliant drainage field exists.

The displaced and open pipe joints should also be structurally lined or excavated and replaced, depending on the severity of the defects.

This project is a strong example of why a homebuyer septic tank survey is important before purchasing a property served by private drainage. Even where a septic tank appears to be in use, issues such as root obstruction, unverified discharge routes, defective pipework and compliance uncertainty can present significant risks for buyers.
