Overview
We were instructed to carry out a septic tank survey at a residential property in Crewe, Cheshire, following concerns about the condition and performance of the private foul drainage system.
The property is served by a septic tank and drainage field, rather than a mains foul sewer connection. Where private drainage systems are present, it is important to understand the condition of the incoming pipework, septic tank, discharge arrangement and drainage field before making decisions about maintenance, purchase, repair or future use.
The current homeowner advised that the septic tank had been emptied earlier in the year. However, although the property was understood to be occupied by a single person, the tank was observed to be full at the time of our inspection. As a result, we were unable to carry out an internal inspection of the tank itself.
Externally, there were no visible signs of wastewater escaping from the tank or ponding around the tank location, suggesting that it remained structurally sound at the time of inspection.
What we did
The purpose of the survey was to inspect the private foul drainage system, review the septic tank arrangement and assess the associated discharge route towards the drainage field.
Our inspection included:
Surveying the accessible foul drainage pipework serving the property
Inspecting the drainage runs connected to the rear manhole
Reviewing the pipework serving the soil vent pipe and Buchan trap
Inspecting the inlet pipework leading towards the septic tank
Surveying the discharge route from the septic tank towards the drainage field as far as practicable
Reviewing the drainage arrangements near the front bay window following subsidence concerns raised in the RICS survey
At the time of inspection, the septic tank was found to be full, meaning an internal inspection of the tank itself could not be completed. The distribution chamber also could not be inspected because the cover fixings could not be removed.
Despite these access limitations, the survey provided a clear picture of the accessible private drainage network, incoming foul drainage, septic tank discharge route and surface water arrangements around the property.
The outcome
The septic tank survey provided the client with a clear understanding of the private foul drainage system, the condition of the incoming drainage and the potential risks associated with the discharge arrangement.
The septic tank itself appeared to be operating satisfactorily from the external evidence available, with no visible signs of wastewater egress or ponding around the tank. However, because the tank was full at the time of inspection, an internal condition assessment could not be completed.
The survey identified several important issues requiring further attention. The most significant defects were found within the incoming drainage between the Buchan trap and the manhole, where displaced joints, cracking and fractures may allow wastewater to escape into the surrounding ground.
Standing water was also identified within the pipework leading towards the drainage field, raising concerns about the long-term performance of the discharge arrangement. Further excavation and investigation would be required to determine whether remedial works to the drainage field are necessary.
The survey also highlighted that the septic tank and drainage field are likely to be within recommended guideline distances to the neighbouring property, despite being more than 7 metres and 15 metres respectively from Hilltop House. This should be reviewed carefully as part of any future sale, improvement works or compliance assessment.
In addition, the inspection around the front bay window found that two rainwater downpipes were discharging directly onto block paving, creating a potential risk of surface water infiltration into the surrounding ground. Installing proper rainwater gullies would help manage roof water more effectively and reduce the risk of localised ground movement.
This project is a strong example of why septic tank surveys and private drainage inspections are important for rural and off-mains drainage properties. Even where the tank appears to be functioning, defects within the incoming drainage, access issues, standing water and surface water discharge arrangements can all create future risks if not properly investigated.
