Septic Tank Inspection in Haslington
Helping a homeowner replace a non-compliant septic tank and install a fully compliant wastewater treatment system during an ongoing property extension project.
Location: Haslington, Crewe - Cheshire
Service: Septic tank surveys
Overview
We were instructed by a homeowner in Haslington, Crewe after an ongoing property extension uncovered an issue with the property's existing septic tank system. Following investigation, it became clear that the system no longer complied with current private drainage regulations, creating a potential obstacle for the wider construction project.
Our team carried out a detailed septic tank survey and drainage investigation before designing a compliant water treatment plant solution. Working closely with the architect, Building Control and local contractors, we delivered a complete end-to-end solution that allowed the extension project to continue whilst avoiding the significant costs associated with a public sewer connection.
What we did
Septic Tank Survey: We carried out a detailed survey of the existing drainage network to understand how the foul drainage system operated and identify the most suitable replacement solution.
Water Treatment Plant Design: Following our investigations, we designed a compliant wastewater treatment system that would serve the property and meet current regulations.
Building Control Support: Working closely with the project architect, we prepared the drainage proposals required for Building Control approval and assisted throughout the approval process.
Installation Management: Once approval was granted, we coordinated and delivered the installation of the new water treatment plant and associated drainage infrastructure.
End-to-End Project Delivery: From initial survey through to final installation and sign-off, we acted as a single point of contact for the client throughout the project.
The Challenge
During construction of a property extension, the homeowner discovered that their existing septic tank no longer complied with the updated regulations governing private drainage systems. Without a compliant replacement solution, there was a risk that the extension project could face significant delays whilst alternative drainage arrangements were investigated and approved.
The homeowner needed a practical and cost-effective solution that could be delivered quickly without impacting the wider construction programme. A further consideration was identifying a suitable discharge point for any new treatment system.
Our investigation
Following our site inspection, we assessed the existing drainage network and reviewed the available discharge options.
A watercourse located adjacent to the property provided a suitable outfall location for treated effluent from a new wastewater treatment plant. This was a significant advantage as it removed the need for a drainage field and eliminated the requirement for percolation testing.
With a viable outfall identified, we were able to progress directly to the design stage and develop a fully compliant treatment solution.
Designing the Solution
The proposed design incorporated:
A new packaged wastewater treatment plant
New foul drainage pipework
Connections to the existing drainage network
A compliant outfall arrangement to the adjacent watercourse
Full Building Control approval
The design was developed in collaboration with the project architect and submitted to Building Control for review and approval. Once approval was secured, the client instructed us to proceed with the installation works.
Installation & Delivery
Working alongside a trusted local contractor and Building Control, we delivered the installation of the new wastewater treatment plant and associated pipework. The works included:
Excavation and groundworks
Installation of the treatment plant
New drainage connections
Outfall construction
Testing and commissioning
Building Control inspections
By managing the project from start to finish, we ensured a smooth delivery process and minimised disruption to the ongoing extension works.
The outcome
The completed installation provided the homeowner with a fully compliant private drainage solution that satisfied Building Control requirements and supported the continuation of the extension project.
Importantly, the solution avoided the need for a connection to the public sewer network, saving the client significant costs and preventing lengthy delays that could have impacted the wider build programme. The result was a practical, future-proof drainage system delivered through a single end-to-end service.
