Overview
We were instructed to carry out a septic tank and CCTV drainage survey at a property in Macclesfield to assess the condition and operation of the private drainage system.
The survey covered the incoming drainage, septic tank structure and associated outfall, with the aim of identifying any defects and establishing the route and condition of the discharge arrangement.
What we did
We carried out a CCTV inspection of the accessible drainage serving the septic tank, together with an inspection of the tank structure and associated outfall. The incoming drainage was found to contain multiple displaced joints and significant root ingress, with root growth restricting the available bore of the pipework in several locations.
The septic tank itself was found to be in satisfactory structural condition, with no significant defects identified at the time of inspection. The outfall was found to be in significantly poorer condition, with displaced and deteriorated joints and evidence of effluent escaping through defective sections of pipework.
The outfall continued beyond the property boundary towards the neighbouring property. CCTV inspection progressed until a substantial accumulation of thick black sludge prevented further inspection. High-pressure water jetting was undertaken in an attempt to clear the restriction; however, the blockage could not be removed.
The Outcome
The septic tank survey confirmed that although the septic tank itself was in satisfactory condition, remedial works were required to both the incoming drainage and the outfall. Root removal and repair of the defective incoming pipework were recommended.
As the outfall could not be fully surveyed, its final route and discharge point could not be confirmed. Two options were therefore identified: targeted excavation at the stoppage point to investigate and repair the existing outfall, followed by further CCTV inspection and tracing; or undertaking a percolation test to assess whether a new drainage field could be installed within the property boundary.
The survey provided the homeowner with a clear understanding of the condition of the existing system and the next steps required to establish a reliable and compliant long-term drainage arrangement.
