Overview

We were contacted by a customer in Stockport, Greater Manchester, to carry out a septic tank survey of a shared private drainage system.

The septic tank was located within our client’s property boundary but served 20 properties in the surrounding cul-de-sac. Due to the number of properties connected, the system used a large commercial-sized septic tank.

The purpose of the survey was to assess the condition of the shared septic tank, understand how the connected drainage system was operating, and help the property owner and residents understand the options available to them.

Shared septic tank systems can be complex because several properties may rely on the same drainage infrastructure. This makes it important to understand the condition of the tank, the inlet pipework, the outlet pipework, and the final discharge arrangement.

What we did

Before attending site, we liaised with Aston Tank Services, who emptied the tank sufficiently to expose the inlet and outlet pipework. This allowed us to inspect the key parts of the system safely and effectively.

Our shared septic tank survey included:

  • Inlet pipework tracing – We traced the drainage back to a manhole in the road serving the cul-de-sac.

  • CCTV drainage inspection – We inspected the condition of the inlet pipework serving the septic tank.

  • Tank inspection – We visually inspected the septic tank structure and internal pipework.

  • Outlet inspection – We assessed the outlet pipework and discharge arrangement.

  • Compliance review – We reviewed whether the system appeared to have a compliant outfall arrangement.

The inlet pipework was traced to a manhole located in the road within the cul-de-sac. This manhole connected the properties using the shared septic tank system.

The outcome

The septic tank itself was found to be in good structural condition during our visual inspection. No major defects were identified within the tank, and the pipework between the different sections of the tank appeared to be in working order. However, the main concern was identified during the review of the outfall and discharge arrangement.

The shared septic tank discharged onto a vegetated bank beyond the property boundary. During the survey, there was no evidence of a compliant drainage field. This raised concerns that the septic tank system did not meet current expectations for a compliant private drainage discharge. We also identified significant defects within the outlet pipework, including large displacements and fracturing. These defects indicated that foul wastewater was likely escaping from the system before reaching a suitable discharge point.

This appeared to be contributing to ground movement and erosion, with the surrounding ground being washed away around the defective outlet pipe. It also raised concerns about pollution of the surrounding ground.

This project is a strong example of a shared septic tank system that is heavily relied upon by the local community but is no longer suitable in its current condition. Although the septic tank itself appeared to be structurally sound, the defective outlet pipework and lack of a compliant drainage field meant that further action was required.

We are now working with the residents to provide clear advice on the next steps, helping them understand the options available to bring the shared septic tank system up to a compliant and reliable standard.
