Overview
We were instructed to carry out a septic tank survey at a residential property in Warrington to assess the condition of the property’s private drainage infrastructure and review the existing septic tank installation for compliance.
The property was served by a private drainage system rather than a standard mains foul sewer connection. As part of the inspection, we surveyed all accessible drainage runs and attempted to locate and inspect the septic tank and its discharge arrangement.
The purpose of the survey was to understand how the system was operating, whether the drainage arrangement was suitable, and whether any issues were present that could affect performance, maintenance or compliance with the current Environment Agency General Binding Rules.
What we did
We carried out a CCTV drainage survey using a push rod CCTV camera system from all accessible drainage access points at the property.
The survey included:
Inspecting accessible private drainage runs
Confirming the drainage network arrangement
Attempting to trace the line towards the septic tank
Attempting to locate the septic tank
Reviewing access to the assumed tank location
Assessing whether the discharge route could be confirmed
Identifying any issues affecting compliance or environmental risk
The septic tank survey identified several significant concerns that require further investigation before the condition, performance and compliance of the system can be properly confirmed.
One of the most important findings was the reported introduction of fuel into the drainage system. During the inspection, a strong smell of fuel was evident within the manhole chamber. Following discussion with the property owner, we were advised that a previous contractor had intentionally poured fuel into the drainage system via the manhole leading towards the septic tank.
This is a significant environmental concern. Fuel should never be introduced into a septic tank or private drainage system, as it can damage the natural biological processes required for wastewater treatment and may create a risk of environmental pollution.
Regardless of whether the septic tank discharges to a drainage field, soakaway or watercourse, the introduction of fuel into the system would make the installation non-compliant with the current General Binding Rules.
The survey also confirmed that the system is currently operating as a combined drainage network, with surface water entering the septic tank. This arrangement should be reviewed as part of any future remedial works, with separation of foul and surface water recommended where reasonably practicable.
Because the septic tank could not be located or inspected, it was not possible to assess its structural condition, confirm the outlet arrangement or determine whether the system discharges to a drainage field, soakaway or watercourse.
Based on the findings, we recommended:
Locating and exposing the septic tank, clearing access to allow a full inspection
Identifying the outfall and discharge location
Confirming whether the system discharges to a drainage field, soakaway or watercourse
Investigating the impact of the fuel contamination
Separating foul and surface water drainage where reasonably practicable
Undertaking remedial works required to bring the installation into compliance with the General Binding Rules
This project is a strong example of why septic tank surveys are important for properties served by private drainage systems. A septic tank may appear to be functioning day to day, but access issues, unknown discharge routes, combined drainage arrangements and contamination risks can all create significant compliance and environmental concerns.
